The common area maintenance fee at Namara - The Residences is €1 per square meter based on the plot size of the property. This fee has to be paid every month by owners for the upkeep of the common areas of the project. For new residential developments, it is common to pay up to 1-3 years’ common area maintenance fees in advance upon the transfer of the properties' ownership.
For new projects, the buyer pays a one-off lump sum upon transfer of the property from the developer to the buyer. This fund is to be used for major renovations and replacement of equipment when necessary, to ensure the maintenance of the building and the common area. At Namara - The Residences the required payment for the sinking fund is €10 per square meter based on the size of the plot size of the property.

A 30-year lease period is legally protected under Thai law and ownership cannot be disrupted. It is common for developers to offer an additional two terms of 30 contractually obligating a total of 90 years. 

Prior to purchasing a leasehold property, it is important to secure a copy of the lease agreement or get further clarity on these three points.

It's a beautiful project.

It's a beautiful project, as many people have said. It's located on Kamala hill, surrounded by sea and mountains, the views are fantastic. The pool villa has 2 bedrooms, 2 bathrooms, beautifully designed and decorated with luxurious furniture, looks very charming. The staff takes care of us very well. I recommend renting a motorbike or a car for traveling as it will make it more convenient because the project is on the hill, and it isn't easy to walk to Kamala beach. Overall, the location is good, tranquil, and there are many convenience stores. We enjoyed visiting beaches nearby, such as Kamala Beach, Laem Singh Beach, Surin Beach, and Patong Beach. Plus, we stopped by many beachside restaurants to eat and enjoy a good atmosphere. It was an awe-inspiring moment. I want to recommend this place to everyone. Wonderful!
Quiet location, close to Kamala Beach

A modernly designed house in a great landscape on the hill. The atmosphere around is livable and shady. It is a small pool villa with 2 bedrooms, perfect for families or couples. It has a private swimming pool and is furnished with quality furniture. The project has parking and security guards available 24 hours a day. The location is quiet, close to Kamala Beach.

Heaven on earth! If you are looking for accommodation in Phuket, check this place out! From the villa's rooftop, you can adore the sea view. Even if the project is in the Kamala area, I wouldn't consider it convenient as it is on the hill and a bit distant from shops and restaurants. Anyway, you can get to a nearby market for grocery shopping. The villa is huge and clean with an average-size swimming pool where you can enjoy the sunset. The house is furnished with a complete set of furniture. I wish I could stay longer!

I've visited Phuket many times, and I chose to stay here because I went with family and kids. I chose here as it is suitable for the kids. There is an area to play around and do activities. This villa provides a complete range of facilities which my family was impressed with. Every morning we woke up, we always relaxed with the wonderful sea view. In the evening, the sunset view was also stunning. Besides, there is a private pool, which we can swim at any time. The atmosphere is tranquil and close to Kamala Beach and many delicious restaurants. In general, it was okay. I will visit here again next time!

An amazing place to stay in Phuket. We are very impressed to find it here. The view is breathtaking. It is the perfect villa with two bedrooms and a private pool to spend time with family or loved ones. The surrounding atmosphere is quiet and private. It's available both for short-term and long-term rentals, very good!
The steep and winding road, but the atmosphere is great

In the beginning, I moved in, my wife and I rented a motorbike. The project entrance was quite steep because it is located on the hill, and traveling is difficult. Currently, we have a car, and it's safer. The project offers a good atmosphere, and you will see beautiful sea views every day. I love to cook and am impressed with the large kitchen because it comes with complete kitchen equipment, whether a kitchen counter, an oven, infrared stove, and dishwasher sink, which are from super high-grade material. Staying here is so happy !!

My husband and I love this place very much. We think it is suitable for a short and long stay. We stayed in a two-bedroom unit with ample living space and a complete package of furniture. I also like where the project is located. Even though it's on the Kamala hill that seems to be challenging for traveling, the stunning view is worthwhile. I am very happy to be here.
